Luxury Real Estate in Croatia: Where Should You Look for „The One“?

Croatia's popularity as a tourist country is continually growing. The pandemic may have slowed it down a bit, but it couldn't stop the growth. How could it, when Croatia's natural beauty and geographic diversity are so tempting that, once you come as a tourist, you want to settle there.

As a fan of a comfortable lifestyle, you have no other option than to seek your own ideal luxury property in Croatia so you can enjoy everything this country has to offer whenever you wish.

Though, precisely because of its diversity that was previously mentioned, finding an ideal location for your luxury property might be challenging.

The coast of Dalmatia and Kvarner, with its picturesque towns, a huge amount of sunny days and crystal-clear sea may attract you at first, but historically and culturally rich inland that keeps developing has a special charm of its own.

Since buying a property in Croatia has been simplified, there's no reason not to explore its potential as your second/new home, or a country to invest in.

To help you find your way in a sea of choices, we present you with three Croatian regions where you could find THE high-end property for yourself!

If You Want Croatia’s Seaside, Start Looking for a Luxury Property in Dalmatia

If you want a seaside property, Dalmatia is the region for you. The relaxing salty air, a lot of sun, high quality of the sea, and delicious Mediterranean food are properties of this region and your main motivation to buy property in this area.

Dalmatia stretches along the Adriatic coast, from Zadar to Dubrovnik, and it encompasses numerous islands. Besides a large number of sunny days annually – in Zadar area there are over 2500 – and a crystal-clear sea, Dalmatia is characterized by the wonderful Mediterranean climate. Mild winters, and long warm, often hot summers, with occasionally temperamental weather accompanied by the cold northeastern wind bura or the warm, southeastern jugo. Though the nicest is when, during the summer evenings, a pleasant mistral wind blows, bringing the scent of the sea.

It is a developing region in matters of a luxury lifestyle, but showing great potential, especially if you love sea navigation and sailing. The sea is this region's main asset, according to Davor Perisic of Best Real Estate. Luxury properties that are seafront or near the sea, of high quality and excellent design, such as those built by Adria Europe Group, never lose their value nor charm.

Rich natural surroundings, closeness to national parks like Plitvice Lakes, Paklenica, and Dugi Otok's Kornati, a large number of islands, gravel, sand, stone, peaceful, wild, and maintained beaches; the availability of fresh and local food in excellent restaurants and on numerous green markets, the rich historical and cultural heritage of Dalmatian towns, a breathtaking architecture - all of these are strong reasons for this region's boom.

In Dalmatia, there are three restaurants awarded with Michelin stars – in Sibenik, on Pag, and in Dubrovnik. You can also enjoy the specialties of Dalmatian or world cuisine in other excellent restaurants. Besides a wide array of seafood available, there is always delicious lamb for the meat lovers, as well as some great olive oil and Pag cheese to delight your tastebuds.

We already wrote about the sun, but we should also mention the famous sunset, particularly in Zadar area. It thrilled even the famous movie director Alfred Hitchcock who called it the most beautiful sunset in the world.

It is precisely in Zadar area that Adria Europe Group is building luxury real estate of the highest standard near the sea. For a movie-like sunset experience, check out our Villa Adriana in Privlaka and a fantastic project Kozino. Taste the true hedonism in Villa More and Villa Blumarina in Sukosan, and if you are drawn to more peaceful locations where you can enjoy your relaxation, get familiar with Villa Golden Sand in Ljubac.

You Can Find Luxury in the Mainland

Relaxing and green, that's how you could describe the majority of continental Croatia, the biggest region in the country. If we add to that the numerous castles found in this area, like the beautiful castle Trakoscan near Varazdin or the one in Ozalj, situated on a cliff above the river Kupa, we have all the ingredients for a romance story.

It might not have the sea, but mainland Croatia keeps attracting visitors with its beauty, opportunities, and numerous activities specific for the area. Visiting a ranch, or horse-riding is definitely the kind of content specific to the mainland, and ideal for relaxing and quality family time.

A completely different picture is painted in the urban center of the country – the cultural, economic, political, and a center of the country in each sense of the word, the city of Zagreb is also a part of the mainland. Even though it suffered a lot of damage in last year's earthquake, Zagreb is still beautiful, powerful, and a city filled with people, events, excellent restaurants and stores.

Not far from it, just an hour-ride away, is the baroque city of Varazdin, known for its remarkably well -preserved old town core, and spicy dishes along with home-grown produce. Lovers of good food will enjoy this city, as well as lovers of high-quality fashion. Varazdin is a home to the factory and two premium stores of one of the oldest Croatian fashion brands, Varteks, that also offers custom-made clothing. Great quality is the main characteristic of the brand that's been creating notable fashion for over a century, not just for the Croatian market, but also in cooperation with or producing for brands like Hugo Boss and Zadig&Voltaire.

Adria Europe Group is building in Varazdin an apartment building with its own SPA center that will be the peak of luxury in this town when it comes to real estate.

Croatia Also Offers Luxury Real Estate in Istria

Istria is, with its shape and lifestyle, a very special region situated on the country’s Northeast, on the biggest peninsula in the Adriatic.

Coastal part of Istria, with its most famous towns Pula and Rovinj is a better-developed tourist destination, but lately, a lot of attention goes to Istria’s inland and its rural parts.

Small, picturesque towns and medieval villages, narrow streets and outside staircases decorated with flowers, a rich and varied gastronomic offer and numerous wine routes are just some of the characteristics of this area. Nature lovers will be thrilled by Ucka Nature Park, situated on an eponymous mountain that offers a magnificent panoramic view. There is also the Motovun forest, hidden in Istria’s inland, that in turn hides precious white truffles, one of the specialties Istria is known for.

Famous and appreciated all over Croatia and around the world are Istrian wines, of which Malvasia and Muscatel are most well-known. Istrian pasta, especially when combined with Istrian beef, boskarin – a type of cattle indigenous to the area, is a specialty that any true epicure must taste. While we’re on the topic of Istrian cuisine, it’s worth mentioning that two out of seven Michelin-awarded restaurants in Croatia are located in Istria – Monte in Rovinj and Draga di Lovrana in Lovran.

As far as luxury real estate is concerned, Istrian area has a well-developed offer, particularly its inland, with rural villas taking the front-and-center, says Davor Perisic of Best Real Estate. The price, like in every other region, varies according to the location, and clients mostly choose Istria because of its closeness to other European countries.

Sounds magical, doesn’t it? And we just barely scratched the surface of this diverse and opulent country. Croatia has the ability to develop luxury real estate in various regions, and those built by the Adria Europe Group offer exceptional quality of build, superior design and comfort you can only wish for in breathtaking locations.
